Terms of Service

These terms are the agreement between you and Mythic Labs Ltd for your use of FlatSignal. Please read them carefully. By using FlatSignal you agree to these terms; if you do not agree, please do not use the service.

1. Who we are

FlatSignal is operated by Mythic Labs Ltd, a company registered in England and Wales (company number 16731940), trading as FlatSignal. In these terms, “we”, “us” and “our” mean Mythic Labs Ltd, and “FlatSignal” means the FlatSignal website and service.

2. What FlatSignal is

FlatSignal is a discovery and shortlisting tool for London’s rental market. It aggregates rental-listing information from third-party property portals and listing-alert emails, removes duplicates, scores and groups listings by area, and can send you alerts about new listings that match your criteria.

FlatSignal is not a letting agent, landlord, or property portal, and it is not a party to any tenancy or transaction. Every listing links back to its original source, and any enquiry, viewing, application, payment or agreement is between you and the relevant agent or landlord. We do not carry out viewings, take deposits, or handle tenancy paperwork.

3. Accounts

Some features require an account. If you create one, you agree to provide accurate information, to keep your login details secure, and to be responsible for activity under your account. Tell us promptly at support@flatsignal.app if you believe your account has been used without your permission. You must be at least 18 years old to create an account.

4. Subscriptions and payment

FlatSignal may be offered on a paid basis. Where it is, payments are taken through our payment processor, Stripe, and are charged at checkout. We currently offer two payment models, and the option that applies to you is shown before you pay:

• Recurring subscription — a monthly plan that renews automatically at the end of each period until you cancel. You authorise us, via Stripe, to charge the applicable fee at the start of each period.
• One-off pass — a single payment for access over a fixed period. A one-off pass does not renew automatically.

Prices, the features included in each plan, and any applicable taxes are shown at checkout. We may change our prices, but a change to a recurring subscription will only take effect from your next renewal, and we will give you reasonable notice first.

5. Cancellation and refunds

You can cancel a recurring subscription at any time. Your cancellation takes effect at the end of the current billing period, and you keep access until then; we do not provide pro-rata refunds for the unused part of a period unless the law requires it.

Nothing in these terms affects your statutory rights as a consumer, including any right to cancel a purchase within a cooling-off period under UK consumer law. If you believe you have been charged in error, contact us at support@flatsignal.app and we will look into it.

6. Listing information and accuracy

Listing information on FlatSignal is aggregated from third-party portals and listing-alert emails. We do not create the listings and we do not control their content. We make no warranty that any listing is accurate, current, available, or genuine, and prices, availability and details can change or be withdrawn at any time. Scores are our own automated estimate to help you prioritise; they are not advice or a guarantee. Always verify the details with the original source or agent before acting on them.

7. Acceptable use

You agree not to:

• use FlatSignal for anything unlawful, or in breach of any third-party portal’s terms;
• scrape, copy, resell, or systematically extract data from the service, or attempt to build a competing dataset from it;
• interfere with, overload, or try to gain unauthorised access to the service or its infrastructure;
• use the service other than for your own personal, non-commercial property search.

8. Intellectual property

FlatSignal, its name, design, and the way it organises and scores listings belong to Mythic Labs Ltd. Underlying listing content belongs to its respective sources. We grant you a personal, non-exclusive, non-transferable right to use FlatSignal for your own property search, subject to these terms.

9. Availability

We aim to keep FlatSignal available and up to date, but we provide it “as is” and “as available”. We may change, suspend, or discontinue any part of the service, and data refreshes depend on third-party sources we do not control.

10. Liability

Nothing in these terms limits our liability where it would be unlawful to do so — including for death or personal injury caused by our negligence, or for fraud. Subject to that, we are not liable for loss that is not reasonably foreseeable, for a rental opportunity you did or did not pursue, or for the acts of any agent, landlord, or portal. To the extent permitted by law, our total liability to you for any claim relating to the service is limited to the amount you paid us in the 12 months before the claim.

11. Changes to these terms

We may update these terms from time to time. If we make a material change we will update the “Last updated” date above and, where appropriate, let you know. Continuing to use FlatSignal after a change means you accept the updated terms.

12. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute, subject to any mandatory rights you have as a consumer to bring proceedings in your own jurisdiction.
